About us
Insta projects is expanding its team and is looking for a strong project manager who would be able to independently manage the construction process at the facilities, control the pace of work, contractors, deadlines, and at the same time maintain the project budget.
We are looking for someone who understands that the result of a project manager is measured very clearly: the facility must be built on time, with high quality, and at the planned price.

Purpose of work
Daily organization and control of construction work at the facilities.
Monitoring the pace of work and ensuring that construction is carried out according to the approved schedule.
Coordinating the work of different contractors so that one work does not hinder the other.
Controlling the quality, quantities and deadlines of contractors' work.
Communication and negotiations with contractors on prices, deadlines and conditions for performing work.
Solving problems at the facility without waiting for them to become critical.
Searching for cheaper technical, material or contracting solutions that would reduce the cost of the project without losing quality.
Reading design documentation and drawings.
Calculating the quantities of work and materials according to the project.
Checking the quantities of work performed before approving contractors' invoices.
Regularly providing information to the team about the progress of the facility, problems and upcoming work.

What do we expect from you

good communication and negotiation skills with contractors;
ability to demand results and control the pace of work;
ability to notice risks early and immediately offer a solution;
orientation to the project budget and willingness to look for economically better solutions;
good computer skills;
ability to work with PDF drawings, Excel / Google Sheets and project management systems;
category B driver's license.
Experience in construction is a must. In a real estate development company or managing several objects at the same time is a great advantage.

Currently:
we are starting the development of a luxury 8-house block;
we are starting the construction of an 8-apartment residential project;
we are building an apartment building in Anykščiai;
next year we plan to start the construction of a 28-cottage block;
in parallel we are developing other residential projects in Vilnius city and Vilnius district.
Our goal is to grow into a strong, systematically operating real estate development company, therefore we are looking for someone who wants not only to supervise construction, but also to really contribute to better project management.
