WHAT YOU’LL DO:

We are looking for a Functional Controller with a strong focus on Real Estate to support our Baltic retail network expansion and manage financial, contractual, and analytical processes related to store leases, rental structures, and investment projects.
This role is ideal for a finance professional who combines strong analytical skills, real estate financial expertise, and contract management experience.

Administration of store lease agreements and commercial terms across the Baltic countries
Calculation, monitoring, and analysis of turnover rent (revenue-based rent) and related lease components
Preparation and management of investment project documentation
Development of real estate financial models, ROI calculations, payback analyses, and profitability assessments
Performing financial analysis of store performance and rental efficiency
IFRS 16 data management, including lease-related financial reporting and reconciliations
Administration of bank guarantees, security deposits, and parent company guarantees
Communication and relationship management with landlords and property owners
Review, validation, and negotiation support for lease contracts and rental conditions
Support for retail network expansion projects, including new store openings and relocations
Handling ad hoc financial and analytical tasks
Providing support to the Controlling department and cross-functional teams

WHAT WE’RE LOOKING FOR:

Experience in controlling, finance, or real estate finance
Strong understanding of commercial lease structures, including fixed and turnover-based rent
Knowledge of IFRS 16 is an advantage
Advanced financial modeling and Excel skills
Strong analytical, communication, and negotiation abilities
High attention to detail and ability to manage multiple priorities in a dynamic environment
Experience working with retail or store networks is a plus
Fluent in English; Lithuanian language skills are an advantage
