NT Kartu is a rapidly growing real estate development and construction company developing residential projects in the Klaipėda region.
We develop our own real estate projects, perform full-scale, construction and finishing works for private and business clients. We currently manage about 7 active projects at the same time, have our own employees and work teams and a wide network of reliable subcontractors.
We are looking for a General Director who would take primary responsibility for the daily management of the company's activities, project portfolio and financial results.
This is not a position for someone who only coordinates projects. We are looking for a manager who sees the whole business, makes decisions and is responsible for the result.

Your responsibilities:
- Management of the entire NT Kartu project portfolio – from estimate, contract and budget to object handover and warranty period.
- Responsibility for project deadlines, quality, budget and profitability.
- Approval of project budgets, control of actual cost and management of deviations.
- Monitoring of profit, margin and cash flow of each project.
- Cash flow planning together with the finance team.
- Control of obligations and payments of subcontractors, suppliers and other partners.
- Coordination of work managers, project managers, procurement, estimate and design teams.
- Setting clear KPIs, responsibilities and performance standards for the team.
- Control of construction work deadlines, quality and work safety.
- Optimization of procurement and subcontracting processes and ensuring the best prices.
- Creation and improvement of internal processes and reporting systems.
- Regular reporting to the company owner on:
- project progress;
- financial results;
- cash flow;
- risk;
- problem objects;
- team results.
- Participation in making strategic decisions regarding new real estate projects, investments and company growth.
- Responsibility for ensuring that the company grows in a controlled and profitable manner.
What do we expect from you:
- At least 5 years of managerial experience in construction, real estate development or contracting.
- Experience managing several construction or real estate projects simultaneously.
- Experience in being responsible for project budgets, cost and profitability.
- Good knowledge of construction technologies, estimates and contract agreements.
- Strong financial competencies: budgeting, cost, margin, cash-flow.
- Ability to analyze numbers and make decisions based on financial results.
- Strong leadership and people management skills.
- Ability to make decisions quickly and take responsibility for their results.
- Ability to manage many different processes and priorities simultaneously.
- Higher education in construction engineering, economics, management or a similar field is an advantage.
- Excellent Lithuanian language skills.
- English and/or Russian languages are an advantage.
- Category B driver's license.
