OBJECTIVES OF THE POSITION
- Real estate conversion project management from concept development, design to construction completion, asset transfer and warranty period.
- You will be the main project coordinator and the Builder's representative, responsible for the project deadlines, budget, quality and result.
- You will prepare the design task and ensure its transfer to the project, organize the selection of designers, negotiations and conclusion of contracts.
- You will manage the design process - coordinate the work of designers, interior designers, engineers and other project participants, control the deadlines and quality of solutions.
- Together with the team, you will analyze solutions and look for technically and economically justified ones that allow the project to be implemented smoothly and efficiently.
- You will coordinate the coordination of project solutions with responsible institutions, ensure the conclusion of the necessary investment, infrastructure and other contracts and receipt of a construction permit document.
- If necessary, you will organize a project expertise, coordinate the expertise process and ensure the elimination of comments.
- You will prepare and manage the construction budget, assess the impact of solutions and changes on the project budget.
- You will participate in the preparation of construction work and procurement schedules, control deadlines and ensure their compliance.
- Together with the team, you will analyze project solutions, their optimization options, commercial offers, participate in negotiations with contractors.
- You will participate in the preparation and control of contractor contracts, resolve issues of non-fulfillment of contractual obligations and actions to protect the interests of the Builder.
- You will control the documents of the performed works, construction costs, settlements and prepare reports related to the implementation of the project.
- You will participate in the construction process, coordinate the preparation of work projects, make timely decisions and manage project risks.
- You will coordinate the implementation of customer changes and full finishing solutions.
- You will ensure that the marketing and sales teams receive the necessary information about the project in a timely manner.
- You will initiate construction completion procedures, control the preparation of documents, represent the Builder in institutions.
- You will organize the transfer of the property to the administrator, prepare documents for the transfer of the property to buyers.
- You will ensure the elimination of defects during the warranty period, and upon completion of the project - the proper systematization of all construction documentation.
WE HOPE YOU
- Has a university or equivalent education in civil engineering.
- Has experience in managing an independent real estate project or a significant part of it.
- You are well-versed in or able to independently apply the legal acts of the Republic of Lithuania regulating territorial planning, design and construction.
- You have a good understanding of the entire real estate project development cycle - from design, obtaining permits to completion of construction.
- You understand the formation of construction costs and budget management.
- You are able to plan and coordinate the construction process and schedule adherence.
- You have strong communication, interpersonal and negotiation skills.
- You value high-quality architecture, rational solutions, open communication and high professional standards.
