We are looking for a Land Acquisition Project Manager to join our team to contribute to the development of SIRIN Development in Lithuania.
In this position, you will search for and evaluate new development opportunities and contribute to their implementation from the first site analysis and contact with the owner to due diligence, territorial planning and project presentation to the internal Investment Committee.
You will work together with the Business Development Manager and the commercial, construction and legal teams.

In this position, you will search for and evaluate new development opportunities and contribute to their implementation from the first site analysis and contact with the owner to due diligence, territorial planning and project presentation to the internal Investment Committee.
You will work together with the Business Development Manager and the commercial, construction and legal teams.
Main responsibilities:
- Identify and search for new land acquisition opportunities in Vilnius and Kaunas regions, including objects not offered publicly on the market.
- Assess the development potential of the plots: territorial planning parameters, access, infrastructure, engineering networks and key restrictions.
- Conduct initial discussions with landowners and prepare commercial terms for further negotiations and approval.
- Coordinate legal, technical and financial due diligence and prepare initial project concepts.
- Manage land consolidation, territorial planning and other development-related processes together with municipalities and external consultants.
- Prepare acquisition business plans and recommendations for the internal Investment Committee and manage a structured pipeline of land plot opportunities.
What will success look like in this position:
You will gradually take responsibility for existing land acquisition and spatial planning projects in Lithuania and develop new opportunities in the pipeline in the Vilnius and Kaunas regions.

- What are the main constraints and risks?
- How much is this land worth to us?
- And how can we acquire it?
What do we expect from you:
- At least 2 years of relevant experience in real estate development, land acquisition, real estate projects or other related field.
- Practical experience in assessing land plots or real estate development opportunities.
- Understanding of territorial planning, building parameters, infrastructure, engineering networks and key development restrictions.
- Experience in participating in or coordinating legal and technical due diligence.
- Ability to understand the initial development concept and assess what can realistically be implemented on a specific plot.
- Experience in communicating with landowners and participating in commercial discussions or negotiations.
- Ability to simultaneously manage multiple land acquisition opportunities or development projects in a structured manner.
- Ability to work confidently with Excel models, PowerPoint presentations and other tools used for project analysis and decision-making.
- Ability to present conclusions and recommendations clearly and concisely.
- Excellent Lithuanian and good working knowledge of English.
